Need a Phase 1 Environmental Site Assessment (ESA)?

A Phase I Environmental Site Assessment (ESA) is a standardized due diligence investigation of a property to identify potential or existing environmental contamination. It involves a review of historical and current property records, a site visit to look for physical evidence, and interviews with knowledgeable individuals. The purpose is to determine if there are "Recognized Environmental Conditions" (RECs) that may require further investigation, such as a Phase II ESA which would include sampling.

A construction observer, often an architect, engineer, or other professional, provides a continuous on-site presence to check progress, verify materials and methods, identify deviations, and maintain accountability for all parties involved.
